Boca Raton Real Estate news

Well the market in Boca Raton has picked up. Although the buyers have not. There are more people looking and a few more offers. Although everyone wants a bargain now. The two hottest parts of the market under valed homes and homes that are priced well and needs nothing done to them. The highend market is still active. Especially along the Beach and Intracoastal area. Highland Beach is coasting along. There are a few good bargains in Toscana.Also Highland Beach Real Estate is a little more stable than most markets. Delray Beach and Delray Beach Real Estate both are having a decent year. Although not as good as in the recent past. Especially The high end market. There has been a couple of high end sales in Gulfstream also.

Boca Raton Fl Real Estate Guide

Well we have two open house on sunday in Boca Raton. The first home is in Lake Rogerswhich is in one of the best Boca Raton Fl Real Estate subdivisions out there. They have full size lots plus sidewalks and other amenities. The second open house is located in Port Caymon in The Lakes At Boca Raton. This neighborhood in West Boce is one of in Westhe friendliest and pretty subdivisions t Boca close to South County Regional Park. It has paved sidewlks, plus community rooms, clubhouses, tot lots, plus an olmypic sized pool and a clubhouse. Most of these are priceed very well and should be getting more action than they have.

Highland Beach Real Estate

Over in Highland today, The locals call Highland Beachsimply Highland. Anyways I was showing Highland Real Estate. To a nice couple who are going to move down from New York in a year or two. We were at Toscana in Highland and also at the Highland Beach Club. We also showed them other buildings in Highland. Casurina, Villa Costa, Trafalgar, etc. Anyways, when we were at the Highland Beach Club. We saw a Manatee swimming a little ways out from there day dock. This made for a nice memory for them for Highland Beach. They had never seen one before. Unfortunately most people do not realize what a gentle creature they are. With how most boaters, go thru this area. They are at risk.

Yahoo and Boca Raton Fl Real Estate

Well we bought the first page and the top three spots of YAHOO for Boca Raton Fl Real Estate. I did this for a couple of reasons. First to help people who my wife Patty and I listed there Real Estate. To hopefully get a higher rank and more views. We are also doing this with GOOGLE for Boca Raton Fl Real Estate. Now it is expensive. It cost a lot more money that most newspapers. However, this is the wave of the future. At the present time you have to try everthing that you can to sell the properties. Unfortunately, There are still alot of sellers that want to have the highest price ever. They are still trying to win the lottery. Rather than sell for a fair price. It is there choice sell for a fair price today. Or risk that the market will not fall farther.

BOCA RATON FL REAL ESTATE

Well I hope things are looking up for Real Estate in Boca Raton . There are more showings and some offers. We have a home in Estancia West that is at a pretty good price for the neighborhood and location. We have had a couple of offers on it. All three of them low. Which I believe, is because that it needs updating. In most cases in this market. You have to do a better job on preparing it for sale. Even then there is no guarantees. compared to a couple of years ago(2005) there are bargains out there in Boca. In other Boca Raton Real Estate news. I have a few waterfront properties listed that i am getting showings on. I have called Builders and Developers. Most are waiting to see which way the market shakes out.

First let me tell you once again. Before hiring a contractor, check them out with the Better Business Beureau. You should also check them out with the Palm Beach County Dept of Consumer Affairs or the Broward County Department of Consumers Affair. Now this will not guarantee that they will be ethical or finish a job as promised. However, this will improve your odds quite a bit. Also, get contractors that have done work for people you know. A good contractor that will do it for less. Will give you far less than you ever bargained for. Also, Remember that even though you are paying the contractor. You have to make sure they pay the subcontractors and suppliers. If you don't, there will be liens on your property. You may, also have to pay two times to get one job finished. The Sanctuary/ Boca Raton Fl Real Estate

We just took a new listing in The Sanctuary. This is the Premier guard gated Boca Raton ocean access subdivision. Security is paramont in this 107 home retreat. It has security guards not only at the two gates. It has them with a marine patrol plus roving security. The marina has slips for additional 20 boats for the residents. It has har-true tennis courts. a tot lot plus private preserve that both shelters this subdivision and names it The Sanctuary. The home that we just listed faces South. It is a California contemporary with the strong stone front. It has a very open floorplan with over 5200 A/C Sq ft and close to 6000 Sq Ft total. Palm Beach Real Estate Acre Estates

I was in the Wellington, Royal Palm Beachand The Acreage area this weekend showing properties on an acre or more. I am pleased to tell you that there are still properties that are available that are very nice starting around $299,000. and up. There was a very large 2.5 acre parcel for $399,000. that is a pre foreclosure. Actually it was a mini jungle.
You would probably have to take a bulldover to it. Anyways, I had a very sweet couple who I was showing homes to. We found an acre mini estate in Palm Beach Ranchettes this is a oasis of calm in what is now the hustle and bustle of Lake Worth in the Western Suburbs. Palm Beach Ranchettes is located just west of the turnpike and north of Lake Worth Rd. This is a community worth checking out.

Palm Beach Real Estate Information

Lets start with waterfront Property in Boca Raton, Delray Beach, and Highland Beach. Single family deepwater no fix bridge properties are starting to pick up steam. Or at least we are starting to see offers now. Prices are running around $ 9,000. per waterfront footage. 100 foot lot would go around $900,000. This is considering a wider canal with a decent location. End of the canal property would sell for less. While properties next to the Intracoastal would sell for a little more. Direct Intracoastal Propertieswill sell the best and carry a heavy premium. All depending upon location view , plus point lots with waterfront for both view and protection. The highest price will go for direct Oceanfront Properties.

Extreme Real Estate-Boca Raton-Delray Beach

Well its happening. Everthing and nothing in Boca Raton plus Highland Beach and of course Delray Beach. There is no consistency in the market place. Most of the sellers are still greedy. Wanting to make 25% profits compounded over the last 4 years. While the buyers still think that everyone is one step away from foreclosure and will have to losse hundreds of thousands of dollars.
Neither side is going to have it their way, it may be to late and the market is just muddled down. When both sides see that they have to find a win win situation it may be to late . There are good deals if your going to live in the property. Plus its to late to think your going to buy and flip and walk away a millionaire. If this is what you think. Buy a lottery ticccket.
